Start With the Structure, Not a Board Sample
When replacing a deck, new boards are only part of the job. We first assess whether the footings, frame, and connection to the house can support your planned deck. This helps determine whether an upgrade or a full rebuild is appropriate.
Decide What Can Stay and What Needs Rebuilding
A larger seating area or a new stair location may require more than new decking. We assess how these changes affect the existing supports and frame, then outline the demolition, rebuilding, and finish work in the estimate.
Give the Stairs a Better Route to the Yard
If the existing stairs lead to the wrong part of the yard, keeping them in place may preserve the same problem. We plan stair placement around the door, deck height, railing, and outdoor space you want to preserve.
Choose Footings for the Deck and Site
We can discuss concrete footings, helical piers, or Diamond Piers based on the site and deck design. Not every system suits every property. We confirm the proposed support system during city review rather than selecting one based on the product alone.
Deck Permits and Review in Lexington
Lexington’s building permit form includes a Deck/Porch category. The city uses Inspectron for plan review and construction inspections, and asks applicants to allow 7 to 10 business days for permit review. That window is guidance, not a guaranteed approval date.
The city provides a fillable application that must be printed and signed before it can be emailed. We offer permit acquisition and can help prepare the information for your project. The city and Inspectron decide what the application needs and whether the plans are approved.
If Your Property Has an HOA
If your home is part of an association, share its design rules before we finalize the boards and railing for your deck construction project. HOA approval is separate from the city permit, and we will account for both where applicable.
Decking Services for Lexington Properties
CHS Custom Decks & Design builds new decks and can replace an older one or upgrade it when the existing structure is sound. As your deck builder, we review the site before planning your deck project.
For a home deck, we plan the door, seating area, and stairs together so you can get to the yard without walking around furniture.
We begin with how people enter and use the space, then plan the deck around that use and the approvals the project needs.
Building from scratch lets us choose the height, supports, and stair location for your property instead of working around an old frame.
If the frame is sound and the layout still works, replacing the surface or railing may be enough. We assess it before recommending an upgrade. We do not offer standalone deck repairs or routine maintenance.
Our decking service includes planning guardrails around the deck height and stair layout, with styles selected to complement your chosen boards.
We can plan lighting around the stairs, entrance, and railing while the deck design is still open. Electrical work can be included in the agreed project scope.
A deck’s beams, joists, posts, and house connection need to support the layout above. We plan those pieces before selecting the surface, especially on a replacement.
Choosing the Right Materials and Brands
Wood gives you a natural surface but needs regular care to maintain its finish. Composite and PVC generally need less surface maintenance, though they still need cleaning and care varies by product. Once we know the deck layout, we can compare cedar, Ipe, Trex, and TimberTech by AZEK options for the look and upkeep you want.
Plan Patios, Pergolas, and Porches With Your Deck
Thinking about a patio, pergola, or porch too? Let us know before we settle the deck footprint. Where the stairs land and how the structures are supported can affect the rest of the yard. Our deck builder team can plan each part of the project and check its applicable approvals.
What Goes Into Your Deck Estimate
A replacement estimate should say what we will remove, what we can keep, and what must be rebuilt. Site access, supports, deck height, stairs, boards, railing, and lighting all affect the work. We offer free estimates after we have enough information to define the project.
When Can Construction Start?
We can discuss a start date once the work and materials are agreed upon and the required approvals are in place. City review and any HOA approval are separate steps. We will confirm material and crew availability before scheduling construction.

CHS just finished our deck rebuild. We had a great experience throughout the whole process. The communication was great, the crew was professional and did great work and the deck looks amazing. We had quite a few weeds growing around the deck, which I planned to clean up once the job was done, but the guys even did some weeding and left everything looking better than when they showed up.Posted on Google![]()

We hired Chuck & Heather at CHS Custom Decks & Design to install under-decking and build a custom outdoor bench, the result exceeded our expectations. From the first consultation they were professional, listened to our ideas, offered smart suggestions, and gave a clear, fair estimate. The under-deck system looks clean, sheds water effectively, and has transformed the space into a usable, dry area; the bench is beautifully built, comfortable, and perfectly matched to our style. The crew was punctual, efficient, and left the site tidy each day. We’re very happy with the craftsmanship and would recommend CHS Custom Decks & Design to anyone looking for thoughtful design and reliable installation. Rating: 5/5.Posted on Google![]()

How We Plan Your Deck
Start by telling us how you want to use the deck and what, if anything, is there now. An address and a few photos help us prepare for the site assessment.
1. Review the Property and Existing Deck
Our deck builder team assesses the house, yard access, and any existing deck. If you have a property survey, share it so we can consider the layout during planning.
2. Plan the Layout and Components
As your deck contractor, we plan the footprint, stairs, supports, surface, railing, and lighting together. Design consultation and 3D modeling can help you review the proposed layout before we finalize it.
3. Prepare for City Review
We offer permit acquisition and help put together the project details for the application. The city and Inspectron review the plans and determine inspection requirements. If your property has an HOA, its approval is separate.
4. Review the Estimate
The estimate describes the work we have agreed to plan, including any removal and rebuilding. If we need a closer look before deciding whether framing can stay, we will explain that before finalizing the scope.
5. Schedule Construction and Inspections
After selections and required approvals are settled, we can discuss the construction schedule. We will account for the inspections the city requires during the build.
Why Choose Our Deck Company?
We are a family-owned, veteran-owned deck company. If you’re replacing a deck, we’ll look beneath the boards before recommending a new surface. The frame, footings, and house connection help us decide whether an upgrade is suitable or a rebuild is the better plan. We’re a TimberTech Platinum Pro Registered Contractor and a NADRA member, and we’ll help you compare materials once the scope is clear.
Our work comes with a two-year craftsmanship warranty. Eligible products may also carry a manufacturer’s material warranty of up to 50 years, subject to that product’s terms. As your deck contractor, we will explain which coverage applies, plan the layout with you, and identify the city or HOA requirements for your property before construction begins.
Questions Before You Build
What happens during an estimate for replacing an older deck?
We discuss your plans and assess the existing frame, supports, and house connection. Based on those findings, our deck builder team recommends an upgrade or rebuild and prepares an estimate outlining the proposed work.
What details should a deck plan include?
A deck plan should show the footprint, height, supports, stairs, railing, surface, and any connection to the house. The city application also asks for a project description, valuation, and contractor license details.
What should I compare when choosing wood, composite, or PVC?
Wood offers a natural finish but needs regular care. Composite and PVC generally take less surface maintenance, though they still need cleaning. We can compare options based on appearance, budget, and how you plan to use the deck.
Do you build decks in Lexington and the north metro?
Yes. CHS Custom Decks & Design provides deck construction services in Lexington, Minnesota. We also serve communities throughout the north metro area. Share your property address and project details so we can confirm availability and discuss your deck installation, replacement, or upgrade.
